Beacon Cove, VIC

SJB Planning assisted the Mirvac Group in the development of Beacon Cove, a luxury residential development on the shores of Port Phillip Bay, in inner-city Port Melbourne.

The precinct features a diverse range of residential buildings: traditional houses, contemporary townhouses and a number of apartment buildings. A waterside commercial and retail precinct provides a focal point for activity and recreation along Port Phillip Bay.

The project required SJB Planning to help achieve a Planning Scheme Amendment that would remove restrictive covenants affecting the dwellings within Beacon Cove.

This was underpinned by a strategic assessment, to establish the precinct’s key qualities and character, as well as the most appropriate statutory tool to ensure their ongoing protection and enhancement.

SJB Planning drafted the Design and Development Overlay (DDO) control for the precinct which encapsulated the requirements of the development in terms of building height, setbacks and design.

Specific design guidelines for the new controls were prepared by SJB Planning in consultation with SJB Urban. The result is a detailed package designed to assist the council and the community to maintain a unique, coherent and aesthetically pleasing urban environment.
