A Victorian villa that gained a ‘shop-top’ add-on in the 1920s has undergone its latest makeover – now home to 12 finely crafted build-to-rent residential apartments.

Situated on a prized corner site in inner-city Darlinghurst, geometric cutaways the length of the north-east façade capture light and direct views to greenery and the sandstone spire of the nearby historic St John’s Church. The design taps into the creative history of the building and the sheer energy of the location – a well-trodden path through the cultural heart of Sydney – while delivering serene, private sanctuaries within a dense urban setting at the top of the town.

Original features such as fireplaces, high ceilings, intact ceiling roses, cornices and thresholds are highlighted in the apartment design. A Victorian-era entry and staircase remains at the heart of the building and through the architectural process of editing and adding, concealing and revealing, a contemporary picture emerges. The combination of original and new windows and scooped out balcony spaces, along with precise brick details and courtyard planting present a fresh and cohesive face to the street while a sudsy mural facing Tewkesbury Avenue is a nod to the laundromat that once occupied the space.

Heritage Art Deco design elements and material choices drive the interior design, drawn from the 1920s architectural layer and the building’s recent commercial history. Inside the apartments, a second skin conceals electricals and services and splashes warm, ambient uplighting around the perimeter. Modular joinery insertions for the kitchen, banquette seating, wardrobes and laundry also help to streamline the apartment shell.
