333 Kent Street was a challenging project with a complex brief. The Stage 1 approval for site contained a limited amount of residential driven by complex solar access availability.
The Lahznimmo and SJB’s solution challenged the traditional horizontal division of program, which stacks the residential above the hotel, and instead creates an innovative vertical interlocking division of program. This allows the residential apartments to maximize solar access and a north east orientation to Kent Street. The strategy, in addition to providing better amenity for the apartments, increased the permissible residential yield possible under SEPP 65.
Further to the commercial aspects of the final design solution, the project delivered excellent urban design outcomes that will act to greatly improve the Kent Street precinct.
