Working alongside Homes Victoria and the Building Communities Consortium, Brighton Stage 3 in inner-Melbourne is a mixed social/private housing project aiming to expand the availability of 127 outdated dwellings by replacing them with 300 well-designed and affordable dwellings. Nestled alongside Elster Canal and Elsternwick Park, the four buildings are easily identified with their distinct street frontages, and internal circulation welcomes both residents and visitors into an inviting, homely neighbourhood with outdoor living and generous shared open spaces and communal gardens to be loved by all. By creating generous communal courtyards, interaction is fostered between residents of both social and private, as well as the broader public by connecting adjacent Salisbury and Airlie Streets.
The low-rise height, facade materiality and incorporation of angled roofs of the buildings respond appropriately to the surrounding setting - echoing a domestic approach and scale to building design. Designed in an efficient manner, generating only five separate buildings across the site situated above basement carparking. Low maintenance materials are specified to minimise upkeep for residents and the state. Adding to these efficiencies, the low-rise buildings below 6 storeys permitted by planning controls will be delivered as one stage, adding to construction cost efficiency. The extensive use of brickwork and masonry also creates a highly tactile and residential feel for the dwellings. A sense of homeliness, warmth and longevity is created.
