Caulfield Heath occupies a five-hectare site owned by Melbourne Racing Club and adjacent to Caulfield Racetrack. In 2012 MRC entered into a development agreement with Beck Property Group to develop the site.

Formerly open ground used for car parking associated with the racetrack, the site had already been zoned for residential development when SJB won the bid with its concept design of the entire site and the contract to design stage one of the project, Precinct One.

A development of this size is a challenge for any established community and the design sought to create an architectural idiom in keeping with the long-established residential nature of the neighbourhood; street-side dwellings on the two main thoroughfares, Kambrook Road and Bond Street, are two or three storeys, with entrances that open directly onto the pavement, with low fences and with facades of warm brick and cream render.

Creating community is a priority with this development; amenities include a pool, gym, a shared recreation area with a barbecue and a wine store and tasting room for connoisseurs.

Caulfield Heath was a development that emphasises solidity and the strong materiality that comes from building largely in brick. In doing so the development takes its cue from the sturdy architecture of the neighbourhood and creates a new, integrated neighbourhood for the future.
